Overview

Ledger issued monthly, by the 5th

Short-term rental management, priced and documented line by line

We are a management company for landlords in Kyiv, Lviv and Odesa, not a listing platform. We take over guest messaging, check-in coordination, cleaning, linen replacement and maintenance calls. The listing and the property stay yours.

Each month you receive a ledger that itemises gross bookings, platform commission, cleaning costs, our flat 15% management fee and the tax reserve set aside in your name. The net payout is transferred to your account, and nothing is deducted before it appears on that ledger.

Onboarding timeline

From signed agreement to monthly ledger

Process v3.2 / Updated February 2026

Six stages, each with one owner and one delivery window. Nothing moves forward until the previous stage is recorded in your property dashboard.

  1. 01

    Onboarding call and property audit

We walk the unit, verify amenities and photo quality, and confirm your building allows short-term lets. You sign one management agreement covering a single property.

Days 1 to 3 No upfront fee

  2. 02

    Listing setup and pricing baseline

We create and verify your listings, write the description, and set a baseline nightly rate from comparable units in your district. Rates are not an income promise; results follow local demand.

    Days 3 to 7

  3. 03

    Guest operations takeover

We answer guest messages, send check-in instructions, and handle escalations. Cleaning and linen turnarounds are scheduled with vetted crews between stays.

    Week 2

  4. 04

    Compliance and tax reserve

We help you register as a single tax payer where it applies and move 5% of gross revenue into a reserve each month, so the quarterly filing is never a surprise.

    Week 2 onward

  5. 05

    Dynamic pricing and occupancy reporting

Nightly rates adjust against local demand, events, and booking lead time. Occupancy percentage and average nightly rate refresh in your dashboard every morning.

    Ongoing

  6. 06

    Monthly ledger and net payout

One ledger per property: gross revenue, platform commission, cleaning, our flat 15% management fee on net revenue, tax reserve, then net payout by bank transfer.

    By the 5th

Every deduction above appears as its own line on the monthly ledger. Open the fee table or send us your unit details.

Landlord questions

Fees, taxes and occupancy, answered plainly

Fee basis: flat 15% of net revenue

A flat 15% of net revenue. It covers listing setup, dynamic pricing, guest communication, check-in coordination, cleaning scheduling and your monthly ledger. No upfront or subscription fees. The full fee table lists every line.

No. We adjust nightly rates as demand shifts, but results depend on market conditions, district and property quality. Every ledger reports the occupancy you actually achieved, not a projection.

You remain the taxpayer. Each monthly ledger sets aside a suggested tax reserve before payout, and we keep records in a format your accountant can use inside Ukrainian regulations.

Net payout reaches your bank account by the 5th of the following month, after platform commission, cleaning and our management fee are itemised line by line.

Our fee is charged on revenue only, so an empty month carries no management fee. Fixed costs such as utilities, internet and any mortgage stay with you.

We do. We are a management company, not a listing platform: guest messaging, check-in support, complaints and review replies are handled by our team, with a summary in your monthly ledger.

Yes. Mark the nights in your owner calendar at least 14 days ahead and we close them across every connected listing. Questions about a specific flat go to the contact form.

Send us your address and your current nightly rate. You get back a short written assessment: the occupancy range we expect for your building, the itemized fee deductions at our flat 15% of net revenue, and the tax reserve we would set aside for you under Ukrainian rules.

Occupancy and payout figures are estimates drawn from current market data. They are not a guaranteed income.
